Westway Office Park
This is situated opposite the Westville Pavilion and is the premier office node within Westville. It also enjoys a premier status within the greater Durban area, on a par with La Lucia Ridge node but more centrally positioned.
Westway Office Park was established in 1996 and has matured into a well developed up-market corporate environment. There is only 1 entrance and exit which contributes to the security of the Park.
The buildings are new and up-market, offering a range of different size premises. Major Corporates in the park include Absa, BP, Cell C, Dimension Data, Santam, Old Mutual, Nedbank, Pick 'n Pay, Smith & Nephew, First National Bank, Ford Credit, Mutual & Federal and British America Tobacco.
Historically the Park has experienced a higher demand than the available supply of office premises which has resulted in a low vacancy factor. It is not uncommon for there to be nothing available to lease in the Park. Parking is available at a rate of approximately 4,5 bays per 100m² of premises, which is the highest parking ratio in Durban.
Westville Central
This node is the area around the Westville Mall comprising traditional freehold buildings in a "suburban CBD" environment. Attractions of this area are its proximity to facilities (Post Office, banking, shopping and gym). It is also conveniently located with easy access from the M13 and the N3.
Rentals are generally less than Westway and availability of premises is usually limited.
There are some new upmarket buildings in this node.
Derby Downs / University Drive
This is also a dedicated office park situated on the M13 at the turnoff to the Westville campus of the University of Kwazulu Natal and the Westwood Shopping Centre.
It has an attractive environment and the Park has been well developed. Rentals are generally lower than at Westway.
Recently, development has also taken place along University Drive, just outside the Park.
Essex Terrace
This node is the collection of buildings alongside the M13 on the southern side of the University turnoff.
Historically, when the decentralisation trend started in Durban, this was one of the first areas that developed, attracting tenants out of the Durban CBD.
The buildings are generally older but some are quality buildings and most enjoy excellent exposure to the busy M13.
Kloof & Hillcrest
There has been a recent spurt of quality office developments in these more western nodes. Although catering more for local businesses, they are starting to attract corporate tenants.
